Property Management gives you peace of mind that both your property and tenant will be cared for 24/7. It also offers you the option to take a Rent and Legal Protection policy

In addition to the Let Only service and rent collection service our Full Management includes:

  • Retention of a small float amount to cover urgent repairs offering you the peace of mind that your property is being well maintained when required
  • Organising all routine maintenance repairs including emergency action
  • Diarised compliance to ensure your tenancy remains legal throughout
  • Routine reminders in relation to renewal of insurance policies and legal compliance
  • Routine property inspections and full automated report with colour photos
  • Collection of rent and access to online Payprop accounting system providing instant access to rent account and statements including any costs associated with your property
  • Facility to offer additional RENT GUARANTEE POLICY for all approved referenced tenancies at agreed cost
  • End of tenancy arrangements, property appointment and inventory checkout report including colour photos offering direct comparison to check in
  • We will deduct a management fee, each time rent is received

Let only (tenant find)
  • We will advertise your property on our website and major portal
  • We will produce marketing materials including photographs and descriptions
  • We will offer your property to our already approved database of applicants
  • We will attend all viewings
  • We will negotiate and agree the best offer
  • We will carry out necessary reference and right to rent checks and confirm your approval
  • We advise landlords on health and safety issues, furnishings, current legislation and compliance
  • Register the tenant's security deposit with an approved Deposit Scheme or transfer to your approved scheme
  • We will arrange transfer of utilities
  • Carry out an inventory/schedule of condition of the property including colour photos and date/time stamps, producing a robust document
  • Check the tenant in and ensure your tenant receives the legal documentation required
  • You will pay us a one off, upfront letting fee agreed in advance from the initial rent amount plus any disbursements.

Let only with rent collection

  • All of the points covered in our let only service with collection of monthly rent charged at monthly percentage from rent, option to include RENT AND LEGAL PROTECTION POLICY (with referencing conditions met)
  • Collection of rent and access to online Payprop accounting system providing instant access to rent account and statements including any costs associated with your property
  • Automated payment advice to landlord and one other party (ie accountant)

Your advert

  • Our local team will create your advert, take quality photographs and upload your EPC results to our advertising in just one visit. When you’re happy, we’ll list your property on our website and major UK portal.

How we manage our service to you

Viewings and offers

  • Sit back and let us take care of viewings where we will find you suitable tenants. Get instant feedback and receive offers as soon as they are made.

Tenant referencing

  • Once we have found your tenant, we will carry out the necessary professional referencing including a check on their credit history and current employment to ensure they can afford the rent. We will also collect the necessary documents to ensure you are compliant with your obligations. A copy of the tenants application and reference check will be sent to you for approval.

Tenancy agreement

  • After a tenant has been successfully referenced, we will prepare your tenancy agreement and get it signed by all the tenants, either digitally or hardcopy.

Security deposit

  • Once contracts are signed, we will collect and register your tenant's deposit within a government approved deposit scheme.

Collecting rent and standing order

  • We'll collect the first month's rent and transfer it to you minus our agreed fees. A standing order will be requested to be set up so that your rent gets paid on time, when it's due.


  • Before completion, an Inventory will be built by our team, on the moving in day this along with keys and a welcome letter will be released to the tenant. A copy of the inventory will also be sent to you the landlord for managed properties, we will provide the tenant with contact details of their dedicated Property Manager. All utilities will be notified of up to date readings and new account information, including local council tax liabilities. We will then diarise to call the tenant following one month of occupation to check how they have settled in and discuss rent payments due. Three months later the first property inspection should take place and subsequently six monthly following.
